Buying Steps:

  1. Get Pre-Approved with a Lender (free)
  2. Find your home with the help of a Realtor and this website (also free)
  3. Submit Offer with Pre-Approval Letter
    • Negotiations on Price and Closing Costs Credits
      • Closing Costs usually 1-3% of loan amount, speak to your lender for amount needed 
    • Earnest Money (Usually between $1,000 and 1% of the Offer Price)
      • Deposit within 2 days of accepted offer
    • Close Date (Usually 30-45 days out)
    • Review Title Report, HOA, CCNR's
    • Review and Sign Seller's Disclosure
  4. Inspection Period 
    1. Ten Day Inspection Period starts once offer is mutually accepted
    2. Schedule Inspection - Agent will be present 
    3. Safety Net - inspection period is essentially your"Get out of Jail Free Card"
    4. Neighborhood Review 
    5. Inspection Response (Once Inspection Report is received)
      1. Tight Timeline, fast response needed
      2. Ask seller to do Repairs
      3. Ask seller to pay for specific contractor invoice at closing
      4. Ask seller to pay/increase closing cost credits
      5. Ask for Price Reduction
  5. Order Appraisal with your Lender
  6. Acquire Home insurance 
  7. Wait for Underwriting Department to get clear to close
  8. Final Walk through of property 3-5 days before closing
  9. Schedule Signing at Title Company
    1. Review Closing Disclosure
    2. Cashier's check for funds needed to close
    3. Wait for transaction to be funded and recorded
